Financing
All Synergy projects are pre-approved for financing at 90% of cost to include carrying cost for the term of construction.
Each investor/builder must deposit in escrow 10% of the lot acquisition and construction with the approved title insurance
company.

Synergy does not provide legal counsel and recommends that you select legal representation prior to entering into any
legally binding agreement.

Assistance in Choosing the Design Team
By asking insightful questions and assisting in the selection process, we recognize the
strengths and weaknesses of design consultants and effectively work with them towards
designing a successful, on-budget project. In addition we have pre-design residential
plans on each project. This can save thousands of dollars for you, the Investor/Builder.

Site Assessment
While you can choose from several developments that Synergy Group has in progress, we can
help you determine the best location for your investment. With Synergy you purchase
build-ready lots in highly desirable locations; we even assist in determining which lot or
lots, best suit the type of residence you want to build.

Ongoing Review of Design and Construction Processes
As the design team provides preliminary drawings, realistic estimates will be made available
to establish a preliminary budget. If the preliminary numbers do not pencil, our team will
value-engineer the project until it does – early in the design process while design fees are
still available. We continue to monitor design and drawings for constructability issues
that can mitigate expensive change orders.

Contractor Pre-Qualification and Budget Establishment
We will pre-qualify contractors and obtain proposals from all trades to establish a final
budget, conduct pre-bid job walks, recommend award of contracts and issue construction
documents. Due to the economy of scale, all subcontractors are pre-qualified to insure that
you are secure in the workmanship and price. Approved sub-contracters bid all Synergy projects
on an annual basis and you receive the benefit of lower volume pricing for your single family
homes.

Obtain Certificates of Insurance Prior to Start of Construction
We will assist in you obtaining builder insurance and other state required coverage. Working
with numerous Synergy investor/ builders, the insurance company will offer you a savings on
your policy allowing greater net profits.

Permit and Licensing
The process of permitting and licensing is different in each municipality; therefore, Synergy
walks you through the entire process.

Project Management
Well-qualified superintendents and project managers are assigned to oversee each project
ensuring trade coordination and document administration. Our superintendents have at least
15 years experience in the home building industry and follow a strict protocol set forth
by Synergy.
Each Superintendent is employed by Synergy and assigned to Investor/Builders to manage the
construction and completion of each residential dwelling. This allows a small Investor/Builder
with 4-5 homes under construction to operate as a large builder without the cost per unit.

Scheduling Control
A Critical Path Methodology (CPM) Schedule will be used to control and maintain the construction
schedule and document any schedule delays.
Synergy tracks each project through the BuildTopia software system online. You will have
secured access 24 hours a day to your projects. Synergy will track and manage your projects
budget and paper trail from start to finish.

Progress Meetings
Regular project progress meetings will be scheduled with contractors, architects and owners
to communicate objectives and to maintain a team approach to the building process.

Review of Payment Requests
Your project manager will review pay requests for accuracy on a percentage of completion basis
and will monitor contractors and vendors, ensuring payments are applied properly throughout the
course of the project.
Management of Change Orders
Synergy will review and approve all change orders. While we work to keep the need for change
orders from occurring, when they do, our firm does not add any mark-up. It’s our way of
assuring you that Synergy is 100% behind YOU.
Of course, if the scope of the project changes, additional charges would apply.

On-Site Sales
As a small Investor/Builder it is cost prohibitive to employ a full time sales staff to
promote and show your property. Generally if you are forced to hire local realtors at 5-6%,
their services are not exclusive and costly. Synergy takes care of that for you with a full
time, on-site staff to market and show your property. This cost is generally half of what a
realtor's fees are and you get a more personal, detailed representation of your property.

Lending Services
Large builders today have a major advantage over smaller builders with on-site mortgage
services. Synergy provides full mortgage banking with on-site rebates and incentive packages
back to your buyers. The entire mortgage process is handled in-house giving you the advantage
and look of a major builder.

Contract Management and Closing
Synergy will maintain control and management of the entire process from con-
struction to closing. A professional contract and buyer management is essential
to insure a satisfied customer and a good reputation. We have developed a process
that will represent your commitment to excellence and customer satisfaction.

Where you Take The Guesswork Out Of Designing Your Home
Choices! Choices! Choices! When your buyers contract their new home, they’re invited to
visit the Synergy Design Center - a unique showroom where they can pick and choose decor
options to their heart's content. Guided by our Interior Selection Coordinators, they'll
select styles and colors of carpeting, granite and tile flooring, ceramic wall tiles,
countertops, vanities, kitchen and bath fixtures, and doors. They’ll see built-in room
scenes, kitchens, baths, and media centers with state-of-the-art audio systems. You, the
Investor/Builder, will operate as a major professional builder with all the amenities to
support that position.

Warranty Department
To complete the entire process we have developed a first class warranty department to handle
any issues your homeowners have during their warranty period. While our process focuses on
pre-inspection prior to closing, there are always going to be warranty issues. With Synergy,
you move on to your next project and we stay behind to protect your reputation and to provide
customer service.
