It is the life blood and future foundation of our company. These projects are in or through
the entitlement process and are ready for construction. Each project has pre-approved house
plans and estimated construction costs.

The Estates at Milliken Bluffs is a 994 residential and 34 acres commercial lot development
designed to maximize the view of the Rocky Mountains and bordering the Platte River. Located on
613 acres, the development has been designed with minimum lot sizes of 70' X 110' to lots of 2
acres. Over 35% of the property is dedicated to open space giving a luxurious estate feel to the
entire project. With larger lots and incredible views, The Estates at Milliken Bluffs presents
the only development of its type in this area. As with other Synergy developments, we offer
larger lots in premiere locations by aggressive land acquisition pricing and negotiating.

As for each project we have simplified the planning stage by offering pre-approved and
designed house construction plans. These plans also have construction budgets excluding upgrades.

Construction costs can doom a project from the outset. It is extremely important, not
only you that you control costs, but that you estimate them correctly in the beginning. Even a
modest increase in a contractor cost can alter the outcome and profit of building a home.
For this very reason Synergy obtains annual commitments from their selected contractors
for each phase of construction, allowing for more accurate budget control. Therefore,
each plan has been budgeted to help Investor/Builders maximize profit margins.
