We offer our customers with assets of $1,000,000 or more, a real estate secure investment.
Synergy Group - Investors Overview

By leveraging your real estate or other hard assets, we create a line of credit for you to use to fund residential builders at a premium. Your profits are based upon the margin between the interest paid on the line of credit of your new Limited Liability Corporation and the return from the interest incurred by the builder. Synergy does all the work and you keep 95% of the profit.

Under a management LLC agreement, Synergy administers the entire lending approval and services process for your LLC, and you receive a check each month from your company. Simple, easy.

Whatever amount you're investing keep in mind that, as with all real estate related investments, the value can go down as well as up, and it's important to take a long-term view.


Assistance in LLC Formation

We will provide filing information and documentation for the formation of your Limited Liability Corporation. This will include everything required to do business as a Construction Hard Fund Lender. Synergy does not offer legal assistance or advice. This LLC will be owned 100% by you or by whomever you designate.

Synergy recommends that you consult independant legal counsel concerning each agreement or document before signing.

Synergy Group Investors Loan Process Correspondent and Servicing Agreement

Synergy has developed a management agreement wherein we handle the loan process including underwriting and servicing of each loan. We handle the process from start to finish in accordance with state and federal laws and statues. Synergy collects all payments in your company’s name and the funds are deposited directly into your account.

Synergy pre-qualifies Home Builders and obtains all necessary documentation to insure their reputation and ability. Only approved Investor/Builders can participate on approved developments, insuring the maximum security for your funds.

For you, the investor, we offer the security that your funds are going where they should. By investing only in Synergy residential developments we maintain control of the entire process through completion. Builders are strictly supervised and managed to insure that all phases of the process are completed in a timely, cost effective, and efficient manner.

Residential Sales History: This is a major factor considered in Synergy’s formula for new developmental projects. The local market must be escalating in home sales and home values must be appreciating. It has also been determined that the local economy must have indicators that jobs and incomes are on the rise.

Collateral Leveraging

Collateral leveraging is determined by the type of collateral being pledged and its liquidation value. While the collateral stays in your possession and you continue to collect rent payments, interest or royalties, the asset is pledged to guarantee your line of credit. This leverage is generally 50% to 100% depending upon the type of collateral being leveraged.
